Property & facility opportunities

Have space?Let’s build something.

SpaceShip Wraps is looking for commercial properties and land where we can establish clean, professional, appointment-only installation facilities.

An existing building, automotive facility, flex space, warehouse, garage or suitable land — we want to hear about it.

How we actually run the business

It’s a specialized installation operation — not a traditional auto shop.

SpaceShip Wraps transforms vehicle surfaces using professional automotive vinyl film. Closer to applying a large, professionally engineered adhesive sheet to the vehicle than to painting it.

The operation is intentionally simple, clean, controlled and appointment-based.

The basic installation toolkit

  • Automotive vinyl film
  • Knifeless tape
  • Squeegees
  • Professional heat gun
  • Precision trimming tools
  • Surface-preparation supplies
  • Microfiber towels
  • Work tables
  • Professional lighting
  • Inspection tools

Ordinary installation tools and supplies are readily available through commercial suppliers. This is a hand-tool trade.

What the process looks like

  1. Clean and prepare
  2. Position the vinyl
  3. Apply with a squeegee
  4. Controlled heat where appropriate
  5. Trim and finish
  6. Inspect
  7. Deliver

There is no spray-painting step. The vehicle is transformed through film installation.

Controlled heat

A professional heat gun is one of the tools installers use to work and finish automotive vinyl according to the material and installation requirements.

Different films have different requirements — there is no single universal temperature.

Squeegee and technique

A squeegee helps the installer position and work the film across the vehicle’s surface.

The tool is simple. The technique is the craft.

Knifeless tape

A specialized cutting system that lets an installer make controlled cuts in vinyl without placing a conventional blade against the vehicle surface in that location.

It is not used for every cut and does not eliminate all cutting risk. The right method depends on the vehicle, film, design, location and installation requirements.

What you won’t see

  • Oil changes
  • Engine repair
  • Transmission repair
  • Brake repair
  • Tire service
  • Fuel service
  • Fluid draining
  • Spray painting
  • Paint booth operations
  • Welding
  • Heavy fabrication
  • Engine modification
  • EV battery repair
  • High-voltage vehicle repair

This is a factual description of SpaceShip’s core operations. It is not a determination of any property’s legal or zoning classification.

No heavy automotive machinery

  • Vehicle lifts
  • Engine machinery
  • Oil-change equipment
  • Mechanical repair equipment
  • Tire machines
  • Welding equipment
  • Heavy fabrication machinery

The core installation process is performed primarily with hand tools and professional installation equipment. That is a description of the process, not a claim that no powered equipment exists at any facility.

What this means for your property

We don’t need a parking lot full of customer cars.

SpaceShip Wraps is not designed around storing large numbers of customer vehicles outside.

  1. Appointment
  2. Scheduled arrival
  3. Installation
  4. Quality control
  5. Scheduled pickup or delivery

We won’t promise a vehicle can never temporarily be outside — pickup timing, weather and operational needs are real. The model is designed to avoid routine outdoor customer-vehicle storage.

No walk-ins.

Every customer vehicle visit is scheduled in advance.

  • No unscheduled drop-offs
  • No walk-in installation requests
  • No drive-in service model
  • No customer vehicle queue as a normal operating model

A customer must have a confirmed appointment, or specific authorization, before arriving with a vehicle.

We are not a car meet venue.

SpaceShip Wraps does not operate as a car-meet, car-show, gathering or automotive-event venue.

  • Car meets
  • Car shows
  • Automotive gatherings
  • Large vehicle gatherings
  • Unscheduled vehicle gatherings
  • Customer social events

The property is for professional scheduled installation work.

Not a drive-in auto shop.

Customers don’t pull in for a quick service, wait in line and leave.

The short version

What SpaceShip Wraps needs

A clean, secure, appropriate commercial environment where a professional can install vinyl film on customer vehicles.

We need

  • Vehicle access
  • An appropriate indoor installation environment
  • Electricity
  • Lighting
  • Temperature control where appropriate
  • Secure access
  • Appropriate parking and access for scheduled customers
  • Storage and workspace
  • A property suited to the intended operation

We don’t need

  • Oil-change bays
  • Mechanical lifts
  • Paint booth
  • Spray booth
  • Tire machines
  • Welding equipment
  • Heavy automotive machinery
  • A large outdoor customer-car storage area
  • Car-meet or event space

Actual property requirements remain subject to the property, the lease, the jurisdiction and applicable regulations.

What we’re looking for

Four kinds of opportunity.

Existing commercial space

  • Flex space
  • Warehouse / flex
  • Small commercial buildings
  • Appropriate retail / flex
  • Commercial garage space
  • Existing installation space

Automotive-related space

  • Former wrap shops
  • Former PPF, tint or detail facilities
  • Former automotive businesses
  • Garage and bay facilities
  • Automotive commercial properties

Underutilized property

  • Vacant commercial space
  • Underused buildings
  • Underutilized commercial property
  • Suitable vacant land
  • Properties that could support a new facility

Development opportunities

  • Build-to-suit
  • Small facility development
  • Property-owner partnerships
  • Long-term lease opportunities

Not every property is suitable, and we won’t pretend otherwise — but the only way to find out is to look at it.

What makes a building interesting

  • Good vehicle access
  • Appropriate commercial location
  • Indoor installation potential
  • Secure environment
  • Parking
  • Adequate vehicle entrance
  • Garage door or suitable vehicle access
  • Electricity
  • Lighting
  • Temperature control potential
  • Space for professional installation
  • Storage potential
  • Strong surrounding market
  • Convenient access to major roads

What makes land interesting

  • Vehicle access
  • Buildable potential
  • Utilities where available
  • Appropriate access
  • Parking potential
  • Room for a small enclosed installation structure where appropriate
  • Ability to create a controlled professional environment

Whether a specific property can legally be used this way depends on the jurisdiction and is confirmed during review — not something we can tell you from a listing.

If you already have a building

We may be able to use an existing commercial building with the right characteristics.

  • Use an existing installation bay
  • Improve lighting
  • Improve temperature control
  • Organize the workspace
  • Add storage
  • Improve security
  • Add branding or signage where permitted
  • Improve customer access
  • Improve vehicle access

Which of these makes sense depends on the building. We won’t promise every improvement to every property.

We may invest in the space.

Depending on the property and the agreement, SpaceShip may consider:

  • Gate
  • Fencing
  • Privacy screening
  • Landscaping
  • Grass
  • Gravel
  • Paving
  • Concrete
  • Exterior lighting
  • Security
  • A small enclosed installation structure
  • Interior improvements
  • Workspace improvements
  • Storage
  • Signage where permitted

The actual improvements would be determined property by property, as part of a negotiated arrangement. Nothing here is a commitment to build.

Land

Have land? We’re open to the possibility.

If a property has no existing building, we may evaluate whether it could support a small enclosed installation facility.

  1. Property
  2. Site preparation
  3. Gated / controlled access
  4. Appropriate parking and vehicle access
  5. Small enclosed installation structure
  6. Professional installation facility

Conceptual example — not an existing SpaceShip Wraps location.

Any structure, site improvement, landscaping, access, utility work, signage or parking arrangement would depend on the property, the economics, the lease or ownership arrangement, and applicable approvals. This is not a promise of construction, permits or zoning approval.

Why partner with us

What’s in it for the property.

Activate underutilized space

Turn suitable unused or underused property into an active commercial use.

Long-term potential

We’re interested in facilities that can support long-term operations where the economics and the property make sense.

A professional operation

Appointment-based customer traffic and controlled vehicle movement.

Property improvement

Where appropriate, we may invest in site or facility improvements as part of a negotiated arrangement.

Expansion potential

A facility that works may become part of the installation network we’re building.

These are possibilities, not guarantees. Nothing here commits to a lease duration, an investment amount, property appreciation or revenue.

How we could work together

  • Traditional lease
  • Flexible lease
  • Long-term lease
  • Build-to-suit
  • Revenue-share arrangement
  • Property partnership
  • Existing automotive facility partnership
  • Another mutually agreed structure

The right structure depends on the property, the owner, the market, the economics and the proposed use.

What we’ll evaluate

  • Location
  • Market demand
  • Vehicle and customer access
  • Property condition
  • Building suitability
  • Land suitability
  • Parking
  • Access
  • Utilities
  • Security
  • Installation environment
  • Improvement requirements
  • Occupancy and lease economics
  • Development potential
  • Applicable property restrictions
  • Applicable regulatory considerations

There is no automatic approval. Every property is evaluated individually, and most conversations are just conversations.

Who you’d be dealing with

Why a wrap company is talking to you about real estate

SpaceShip Wraps is founded and operated by Raoul Shah, a Virginia REALTOR® with Real Broker, LLC and an entrepreneur with a background in automotive technology and real estate.

That combination means a property conversation with us tends to be a practical one — about access, economics and what a building can actually support.

Real Broker, LLC does not sponsor, endorse or operate SpaceShip Wraps, and VirginiaBuyer.com is a separate business that is not part of SpaceShip Wraps.

Submit your property

Don’t have a perfect property?Send it anyway.

You don’t need to work out whether the property is right for us before getting in touch. That’s our job — we’ll review it and tell you honestly whether it fits what we’re trying to build.

We’re not looking for an auto repair shop. We’re looking for the right place to install.

A professional environment where we can bring in a scheduled vehicle, transform its exterior with automotive vinyl film, inspect the work and return it to the customer.

  • No walk-ins
  • No car meets
  • No routine outdoor customer-car storage
  • No oil changes
  • No spray painting
  • No heavy automotive machinery

Just a controlled, professional installation operation.

Existing building. Automotive facility. Flex space. Underutilized commercial property. Or potentially suitable land. If you own it, control it or represent it, we’d like to hear about it.
